Comps 3 and 4 are you leading indicators of the full market value. We would suggest a value in
between the two since comp 3 is newer and comp 4 is older. Take into consideratin the condition of
the subject property as well.
The SF, room counts, location, etc all seem to be quite similar. We do note the subject only sold for
$400k in 2006, so be certain you weigh your acquistion price carefully. Do not over pay for this
