Q. I have a tenant that claims his equipment was damaged due to a leak in the roof. For reasons we won't go into this is not true. My question is, with Lou's rental agreement, am I responsible for any damage to a tenant's personal property as a result of repairs needed (in this case a leaking roof)?
What is my best course of action, pending your answer?
A. You are not liable for any damage. If it is a lease option it is in paragraph 15 of the agreement. If it is a rental it is in paragraph 16. Just refer the tenant to the agreement that they signed.
