A. Dispossessory and then eviction is how you handle bad tenants. I am assuming by bad you mean they are not paying at all or they are not paying timely. If rent is due on the 25th and they haven't paid by the first, send them a pay or quit letter. If they haven't paid by about the 5th, go to your
local magistrate and file a dispo. The sheriff will then knock on their door in a few days and serve them a notice. This usually gets their attention. Don't be slack with this. Do it for every tenant that has not paid. If they get you some money or all the money you can easily stop the process.
