I need to get the ARV and a starting &/or top offer price for 2 properties please.
1. 2091 Erwin rd, port St. Lucie, FL 34952- they owe $150K, mortgage is current, they think it is worth $400K, out of state owners in NY
2. 5238 NW Rugby Dr., Port St Lucie, FL, 34983- Has been FSBO since Sept 06(had no equity), they owe $252K total now, have added pool, fence and hardwood laminate floors since purchase. moved out of state to MA and are tired of making 2 payments. She did not know what it would be worth.
Again, I looked at the comps but they are all over the place in terms of sf, yr built, etc.
2091 Erwin Rd values are ranging between $150K to $250K. My offer would probably be between 150-175K to start
5238 NW Rugby Dr values are between 200-250K. Looks like owner has 250K out on loans
