Attached is the ICO report for a deal I've just come across. My only concern is how will us entering fall effect my numbers?
This project has a challenge with the comps, the other Subdivision comps are older and larger in SF. Given the marketing cycle moving to Fall you need a little more room on the Sales Price to make sure is moves. In a leaner market with good buyer interest, your numbers would be dead on.
Account for about 5% discount in sales price and you are good to go. Definitely note the review of the comps where a sales in the same S/D is ideal. Equally, adjusting for time since the sales are older is important too.
